01 · The challenge

Five communities, three currencies, one TRNC title regime — and a sales floor running on memory.

Cyprus Constructions has spent twenty-five years selling North Cyprus to overseas buyers — UK families looking for a holiday plot, European investors chasing yield, Middle-East clients buying for residency. The pipeline is real, the volume is real, and the documentation is famously not.

On the morning of a Bahamas Homes phase release, a single buyer’s reservation might touch six systems: a Walk-In tracker, two WhatsApp groups, an email chain with the agency partner, a Turkish Cypriot lawyer for the title transfer, a spreadsheet of installment dates in GBP, and a separate one in EUR. None of them talked to each other. None of them survived a sales rep leaving.

Redif Ekinci, the founder, knew the operational shape his team had grown into could not scale to the next decade. Hawaii Homes alone is a 490-unit master complex. Bahamas Homes spans 720 units across three phases. The Phuket Health & Wellness Resort is a three-block wellness destination opening in 2027. Five communities, ten projects, one team still answering the same buyer question three different ways.

02 · The turning point

The founder signed up. Then he handed implementation to the person who already ran two organisations.

Redif personally created the Cyprus Constructions workspace as the first super-admin user. Within a week he had brought in Martin Masterumbe — his Director — to take ownership of the rollout. Martin already wore two hats: Director of operations at Cyprus Constructions and the administrator of CTS, the sister entity behind ctscyprushomes.com. He needed one operating spine that worked across both.

The 4invest workspace gave him exactly that. Cyprus Constructions and CTS now live as two organisations under his single Director identity, with their own projects, their own buyers, their own currency settings — and their own audit trail. Inventory in one, inventory in the other; nothing leaks across, but nothing duplicates either.

Within the first month, all ten Cyprus Constructions projects were inside the workspace with their real geo-coordinates, real cover photography, real starting prices, and real completion dates. Lead sources — “Walk In”, “real_estate_event” — were finally categorised in a system that could report on them.

03 · The outcome

A sales floor that finally sees the same buyer, the same unit, the same number — on the same morning.

The team’s reservation flow today routes the same way every time: inquiry captured, assigned to the right sales lead by language and region, qualified against an actual unit in an actual phase, terms prepared, reservation logged with a clear approver. The deal record carries the entire chain. The agency partner sees their part. Finance sees their part. The Turkish Cypriot lawyer gets exactly the documents they need.

Walk-in buyers — historically the dominant lead source for the brand — now arrive against an inventory map that says exactly which villa at Edremit, which apartment at Phuket, and which house at Bahamas is actually available that afternoon. That single fact has changed the rhythm of the showroom: fewer “let me get back to you” conversations, more decisions on the day.

And when a new community goes live — Aloha Beach Resort entered the workspace before the public launch — the team already knows how to onboard the units, set the payment plan currency, and route the first inquiries. The launch playbook is the workspace.

What's next for them

Aloha Beach Resort phases 1 and 2 deliver in December 2026. The Phuket Health & Wellness Resort opens its three blocks across 2027. Edremit Villas closes the three-year horizon with its January 2028 completion. The workspace is already configured for all of them.
